At Jim Wise Demolition, we take pride in our ability to execute complex projects with precision, safety, and sustainability at the forefront. Our recent project at the former JSM Engineering site in Sandycroft, Deeside, Cheshire is a prime example of our expertise and commitment to excellence. This project involved the comprehensive demolition and site clearance of a once-bustling engineering workshop, transforming it into a clear development platform for future opportunities.

Project Overview

The JSM Engineering site required a meticulous and comprehensive approach to demolition and site clearance. Our primary objectives were to:

• Safely demolish the existing structures.

• Clear the site of all debris.

• Prepare the site for future development opportunities.

The successful completion of this project relied on the effective utilization of our resources and equipment. Key resources included:

All works were carried out in accordance with British Standard BS 6187:2011 - Code of Practice for Demolition Works.

Site Security and Safety Measures

Ensuring the safety and security of the site was a top priority. Measures taken included:

• Inspecting the perimeter for weak points and securing them.

• Retaining existing boundary treatments and gates.

• Using temporary hoarded fencing to close any gaps.

• Posting demolition warning signs around the site perimeter.

• Conducting initial and ongoing visual inspections for hazardous materials, including discarded syringes and asbestos.

Removal of Asbestos-Containing Materials

Before commencing the demolition, asbestos-containing materials identified in the site report were removed. The process involved:

• Using a scissor lift to access vertical asbestos cement sheeting.

• Spraying the sheets with water to suppress dust.

• Cutting bolts with a cordless hand grinder and carefully removing the sheets.

• Transporting the sheets to an asbestos skip for proper disposal.

Environmental Clean and Strip Out

Prior to demolition, the buildings underwent an environmental clean and strip out. This included:

• Removing waste, loose fittings, kitchen and bathroom fittings, floor coverings, doors and frames, non-structural partitions, and suspended ceilings.

• Segregating materials into different waste streams for offsite disposal or recovery.

• Ensuring compliance with current regulations and legislation to prevent fire hazards and environmental issues.

Demolition Process

The demolition of the buildings was conducted in a methodical and safe manner, following these key steps:

1. Initial Demolition: The small building to the rear and east elevation was demolished first to make room for waste skips.

• The excavator removed the roof by peeling off felt and timber, which were then segregated into waste streams.

• Masonry walls were demolished in 1 m² sections and stockpiled for removal at the end of the works.

2. Main Building Demolition: Demolition of the main building began in week three after disconnections and asbestos removal.

• The roof structures were removed using a shear attachment, with materials processed into recycling skips.

• External walls were pushed into the building’s footprint using the excavator, and timber floors were removed progressively.

3. Safety Precautions: Ensuring no debris was hanging from the remaining structure overnight.

Project Completion and Outcomes

As the project nears completion, we are proud to report that the site is almost entirely cleared, with reclaimed bricks wrapped and ready for future use. The site is now a safe and clear platform, primed for new development opportunities.
